Turnkey is a somewhat confusing term and is often interpreted as it suits someone, but this is understandable given that there is no official definition of the term turnkey.
Below we present what Radman Homes can offer customers if they decide to build a turnkey prefabricated house.
Turnkey or as we like to say “design & build” means:
Architectural and design services:
- analysis of spatial planning documentation
- development of a conceptual design
- obtaining special conditions
- preparation of the main project containing the following maps: architecture, statics, water and sewage, electrical works, mechanical works and energy map
- submission of a building permit application
- communication with public legal bodies and obtaining a legally valid building permit
Construction services:
- fencing and securing the construction site
- production of house elements in a factory
- assembly of elements on the construction site and closing the outer envelope of the house
- performing installation works – electricity, water, heating, cooling, etc.
- final craftsman’s work – ceramics, parquet floors, room painting, room doors, sanitary equipment, etc.
- exterior works – facade, roof and other
- handover of the built house, after which the warranty periods begin

The activities that the investor (buyer) needs to do are:
- finds and hires an authorized surveyor who measures the plot with elevations, aligns boundaries, stakes out and registers the completed house in the land register
- finds and hires an authorized supervising engineer who, among other things, has the function of supervising the construction itself, the quality and compliance of the works with the projects, as well as opening a digital construction diary
- opening of the construction site and registration of construction
- technical inspection report

- interior design with all equipment, lighting, kitchen, furniture, etc.

- design supervision and monitoring of all phases of construction
It’s good to know that you can always have your own surveyor and architect to create an architectural project.
Do I have a guarantee when it comes to turnkey?
Of course, warranty periods are defined in three categories, in accordance with the construction law in Croatia.
- craftsman’s work – warranty period is two years
- built-in equipment – the warranty period depends on the supplier
- construction elements – the warranty period is ten years
