Radman Homes takes full responsibility for the execution and quality of the work until move-in . We also offer the possibility of adjusting the choice of materials, in order to fully meet and satisfy your aesthetic standards.
What is included in the “turnkey” package?
As part of the turnkey construction, we provide the following:
- architectural and design services :
- analysis of spatial planning documentation
- development of a conceptual design
- obtaining special conditions
- preparation of the main project containing the following maps: architecture, statics, water and sewage, electrical works, mechanical works and energy map
- submission of a building permit application
- communication with public legal bodies and obtaining a legally binding building permit.
- Construction services :
- fencing and securing the construction site
- production of house elements in a factory
- assembly of elements on the construction site and closing the outer envelope of the house
- performing installation works – electricity, water, heating, cooling, etc.
- final craftsman’s work – ceramics, parquet floors, room painting, room doors, sanitary equipment, etc.
- exterior works – facade, roof and other
- handover of the built house, after which the warranty periods begin.

Prerequisites for building a house and what the investor (buyer) needs to ensure
- Prerequisites for construction
- The analysis of spatial planning documentation (geodetic elaboration and location information) should give an answer as to what kind of house we can build on the plot.
- Selection of a catalog house that matches the plot and possible adjustments.
- Making an offer for the selected house, possible adjustments to the house. The offer can contain everything needed to build a house, from the idea to moving in. Making an offer takes up to 10 working days.
- After confirmation of the offer, the Design and Construction Permit Agreement is signed.
- What do I as a buyer need to ensure?
- authorized surveyor who measures the plot with elevations, adjusts boundaries, stakes out and registers the completed house in the land register
- authorized supervising engineer, who, among other things, has the function of supervising the construction itself, the quality and compliance of the works with the projects, but also the opening of the digital construction diary
- opening of the construction site and registration of construction
- technical inspection report
What after signing the contract?
- We are starting with the design, that is, the installation of the catalog house on the plot and the submission of the Request for Special Conditions.
- When we receive a positive response regarding the special conditions, then the design of the house and the preparation of documentation for the building permit will begin. This lasts up to a month.
- Submitting a building permit application and waiting for a positive response depends on the competent authorities. In addition to the existing legal deadlines, the length of the process varies from municipality to municipality, making it difficult to predict the deadline.
- During the waiting time, you can make a selection of equipment, finishing materials, etc. The catalog of standard and additional equipment is available at the link .
- Preparation of a cost estimate with equipment, based on which a binding construction offer is issued.
What equipment is included in the price of the house?
The price of the house includes standard equipment from our equipment catalog, and it is possible to select additional equipment according to your wishes.
When does house production start?
Step 1
After obtaining a valid Building Permit, we sign the Construction Contract, and become the main contractor and manufacturer of the house.
Step 2
We register and open the construction site with preparatory work such as construction site fencing, a board with general information about the investor, contractor, etc., temporary electricity and water connections, cleaning the plot, etc.
Step 3
Earth excavation and construction of concrete foundation with installations. The duration of these works is up to approx. one month.
Step 4
Production of house elements, assembly on the construction site and closing of the outer envelope (roof and windows).
Step 5
Interior and exterior decoration, i.e. final craftsman works such as facades, plasterboard works, installations, floor and wall coverings.
Step 6
Organization of technical inspection.
Step 7
Obtaining an Occupancy Permit, which starts the warranty periods (2-year warranty for final tradesman work, and 10-year warranty on the construction part of the house), all in accordance with the Construction Law.
Step 8
Handover and welcome to your new home!
